Existing Residential One & Two Family Dwellings - Use Group R-3

Change of Occupancy requires Certificate of Smoke Detector Compliance (CSDC) per NJ State Uniform Fire Code Section; 5:70-2.3.  Smoke Alarms for these Existing One and Two Family Dwellings shall comply with NJ Uniform Fire Code Section 5:70-4.19. , Excerpts of the State Uniform Fire Code can be found below, [ Brackets Indicate Supplemental Commentary ]

5:70-2.3 CERTIFICATE OF SMOKE DETECTOR COMPLIANCE

(a) Before any Use Group R-3 [ One and Two Family Dwellings ] structure is sold, leased or otherwise made subject to a change of occupancy for residential purposes, the owner shall obtain a Certificate of Smoke Detector Compliance (CSDC), evidencing compliance with N.J.A.C. 5:70-4.19 from the appropriate enforcing agency [ Township of Middletown ]..............

5:70-4.19  SMOKE DETECTORS FOR ONE AND TWO FAMILY DWELLINGS.

 

(a) In all Use Group R-3 dwellings subject to the requirements of  N.J.A.C. 5:70-2.3 [ CSDC Certificate ], smoke detectors shall be installed as follows:

     1. On each Level of the Premises, and

     2. Outside of each Separate Sleeping Area.

 

(b) The smoke detectors required in (a) above shall be located in accordance with NFPA 74-1984, incorporated herein by reference, and maintained in working order.

 

     1. The detectors shall not be required to be interconnected.

 

(c) Smoke Detectors may be battery powered and shall be listed in accordance with ANSI/UL 217 [ UL Listed/Labeled ] incorporated herein by reference.

 

     1. A/C [ 120Volt House Current ] smoke detectors shall be accepted as meeting the requirements of this section.

 

New Construction, Additions, Renovations of Residential One & Two Family Dwellings - Use Group R-3

Consult with the Township Fire Subcode Official or your Design Professional as specific NJ Uniform Construction Code requirements may apply depending on the Type of Construction Project undertaken. 

 

Remember NJ State Uniform Construction Code Law requires a Permit for the Installation of all 120 Volt, Non-Battery Operated Smoke Alarms. All Electrical Work undertaken in the State of NJ must be performed by a NJ Licensed Electrical Contractor except as provided by the NJ Board of Electrical Examiners. In all cases work must be inspected and approved by the Township of Middletown.
